The building at King and South Royal takes up an entire city block. It holds The Alexandrian Old Town Hotel at 480 King Street and King & Rye, the hotel's Southern restaurant. For a while, its ground-floor storefronts facing King were empty. In March 2025, ALXnow reported that the owner, AB/FH Alexandrian Hotel Owner LLC, had filed plans to demolish the vacant tenant space and add new ADA-compliant entrances. The plans went to the Board of Architectural Review that month. One of those empty spaces had been a real estate office.
Eighteen months later, those storefronts are full. Three food and drink tenants opened or scheduled grand openings along the block between June and October 2026, and none of them is a grab-and-go counter. Each one put its square footage into seating: a sunny dining room with outlets, a large patio, a 78-seat café with a courtyard out back. The same pattern holds seven blocks west, where a Charlottesville roaster split its new King Street café into a laptop room and a room with no plugs at all. The 2026 wave of Old Town cafés is mostly selling a place to sit.
One building, three openings, one year
The block filled in this order:
Business | Address | Opening milestone | What the space offers |
|---|---|---|---|
Life Alive Organic Cafe | 400 King St. | Opening planned for June 9, 2026 | Dining room with Wi-Fi and outlets, large outdoor patio, 7 a.m. to 9 p.m. daily |
Van Leeuwen Ice Cream | 400 block of King St. | Grand opening June 18, 2026 | Scoop shop next to King & Rye |
Twosome Place | 404 King St. | Grand opening Oct. 17, 2026 | About 2,604 square feet, 78 seats, outdoor courtyard seating |
King & Rye | The Alexandrian, 480 King St. | Still operating | Hotel restaurant taking reservations |
Life Alive moved in first. Its Old Town page places the café on the hotel's ground floor at the corner of King and South Royal, close to Market Square and the waterfront. It describes a "sun-drenched dining room with complimentary Wi-Fi and ample outlets" and a large outdoor patio. The café takes pickup and delivery orders too, but most of its own description is about the room.
Van Leeuwen came next. ALXnow covered its June 18 grand opening, which offered $1 scoops from 11 a.m. to 1 p.m. and branded totes for the first 100 guests. Twosome Place took the space next door at 404 King and scheduled its grand opening for Saturday, Oct. 17. The plan announced for that morning was a 9 a.m. to 1 p.m. celebration with free coffee and cake samples from 11 to 1, a gashapon capsule giveaway from 10 to noon, and a free tote bag for the first 100 people in line.
Two neighbors, one owner
Van Leeuwen and Twosome Place both belong to the same company. ALXnow pointed out in August that The Carlyle Group, the D.C. investment firm, owns both brands. Carlyle bought Twosome Place in 2021. In November 2025, the company said it would start opening company-owned U.S. locations in 2026.
That makes this corner of Old Town the first U.S. address for a chain that is huge at home. Twosome Place opened its first café in Seoul in 2002. According to the company's September 2026 announcement, it now has more than 1,750 locations in South Korea. The announcement calls the Alexandria café "the first step in a broader U.S. growth strategy" and says two more locations are "set to open soon," without saying where.
The chain has expanded abroad before. Twosome Place entered China in 2011, ALXnow noted, and Inside Retail Asia reported that it closed its roughly 40 stores there in 2022 after slow sales. The U.S. launch is a second try at growing overseas, and it started on King Street.
What the 78 seats are for
Twosome Place builds its cafés around coffee and cake together, and the Old Town menu shows it. The signature cakes come whole or by the slice. The company says it sells more than 3 million of its Strawberry Chocolate Cream Cake each year in Korea, where it is the only trademark-registered cake, and more than 6 million of its Ice Box Cake.
The drinks pair standard espresso with Korean-inspired items the company says it developed for the U.S. market:
- Dalgona Cream Top
- Black Sesame Latte
- Misugaru Frappe, made with toasted multi-grains
- Korean Apple Cinnamon Tea
An all-day food menu includes K-Toast with Bulgogi and Egg, a K-Chicken Panini and a Bibimbowl. ALXnow's August preview listed the coffee: a dark roast blend with beans from Colombia, Brazil and Papua New Guinea, a medium roast from Ethiopia and Guatemala, and a dark roast decaf from Colombia, plus tea and matcha drinks.
Twosome describes its cafés as a "much-needed breather from the hustle and bustle of daily life," according to ALXnow. The city permit for 404 King backs that up with outdoor seating in the courtyard behind the café. The architect on the permit is Syn Architecture & Engineering, based in Fairfax. Seventy-eight seats on lower King Street is a lot of room for a café. Like its neighbor Life Alive, Twosome is betting that people will stay.
Up King Street, a different room for each reason to stay
The same idea shows up at 1119 King Street. Mudhouse Specialty Coffee Roasters, founded in Charlottesville by John and Lynelle Lawrence as a coffee cart, opened its sixth location there on July 29. Its other cafés are in Charlottesville, Richmond, Crozet and Charleston, S.C. ALXnow reported that the café has two separate areas: a front room with outlets for laptops and a back room with lower tables meant for conversation. "Back here, we intentionally kept the tables lower and no plugs so people can be more in tune with each other," Lindsey Simpkins, Mudhouse's director of operations, told the outlet.
Master Roaster Eric Stone has been named Roast Magazine's Roaster of the Year. The Lawrences and Stone are certified Q Graders, a coffee-tasting credential the article compares to a master sommelier. Mudhouse also owns its own farm in Panama, Finca La Cabra, which it bought in 2016. The menu adds all-day breakfast and coffee cocktails like an espresso martini.
Two other recent arrivals take a similar approach. LaPluma Coffee & Wine opened at 1000 Cameron Street in May 2025, with a café on the first floor and a wine bar upstairs. Maman, which ALXnow described as a French-inspired café, now lists an Old Town location at 701 King Street. Together with the Alexandrian building, that puts five newer café rooms within a short walk of each other on and around King Street, and each one is set up for staying awhile.
How to use the new lineup
Here are the details that matter on a regular weekday or weekend:
- Early start. Life Alive opens at 7 a.m. every day and stays open until 9 p.m. Mudhouse also opens at 7 a.m. It closes at 7 p.m. Sunday through Thursday and at 8 p.m. on Friday and Saturday.
- A morning on the laptop. Life Alive promotes its Wi-Fi and "ample outlets." Mudhouse's front room is the side with plugs.
- Meeting a friend. Mudhouse's back room was designed without outlets, for conversation. On a mild fall afternoon, Twosome's courtyard and Life Alive's patio both put you outside, just off King Street.
- Bringing dessert to someone's house. Twosome sells its signature cakes whole as well as by the slice, so you can pick one up at 404 King Street.
- After dinner. King & Rye is still serving inside The Alexandrian, and Van Leeuwen is a few doors down on the same block.
Storefronts like these shape how a block feels day to day, and they can matter when you sell a home nearby.
